Building Survey to RICS Home Survey – Level 3
(This service is delivered in accordance with the Home Survey standard (1st Edition) RICS professional statement and is equivalent to level 3).
Designed to provide the information and advice necessary to adequately assess the condition of older; larger; unusual or altered; run-down properties or if you are planning major works.
A Building Survey to RICS Home Survey - Level 3 is the most detailed inspection of a property that can be carried out without involving any exposure works and provides the most detailed report possible including technical details on materials and construction; defects and their likely cause and appropriate repairs.
We encourage our clients to discuss the contents of their report and a Building Survey to RICS Home Survey – Level 3 report prepared by A C Holdom provides a very wide ranging basis for this discussion and includes:-
Pre survey discussion with the surveyor to clarify specific concerns and requirements e.g. extensions etc. (at no additional cost).
Reinspection of critical elements where access is not readily available but serious defects are suspected and the vendor is willing and able to carry out exposure works together with an appropriate supplementary report and advice.
Possible on site meeting subject to vendor approval and a nominal additional fee.

Main Structural Elements Building Survey to RICS Home Survey – Level 3
(This service is delivered in accordance with the Home Survey standard (1st Edition) RICS professional statement and is equivalent to level 3).
We find that some clients who are purchasing a property that is in need of complete refurbishment are not interested in being told about the condition of the incidental elements of the building e.g. decorations, kitchen fittings, bathroom fittings, non-structural timbers, services etc. which are often obviously in need of complete renewal. In these circumstances we offer a Building Survey to RICS Home Survey – Level 3 covering the Main Structural Elements only. The client is therefore provided with all the information required to assess the condition of the Main Structural Elements of older; larger; unusual and altered; run-down properties or if planning major work to the building. The fees for Main Structural Elements Building Surveys to RICS Home Survey – Level 3 are consequently lower than for a Building Survey to RICS Home Survey – Level 3.
The Building Survey and Main Structural Elements Building Survey to RICS Home Survey - Level 3 prepared by A C Holdom can be tailored to your particular needs and include:-

Building Survey to RICS Home Survey – Level 2
(This service is delivered in accordance with the Home Survey standard (1st Edition) RICS professional statement and is equivalent to level 2).
A standardised format designed to provide the information and advice to adequately assess the condition of small, modern, conventional properties built from common building materials and in reasonable condition.
As fitting these types of property the inspection and report for a Building Survey to RICS Home Survey – Level 2 are less detailed than the Level 3 Survey.
Although the surveyor will be available to clarify technical definitions etc. this service does not include:-
* Pre-survey discussion
* Reinspection
* On site meeting
* ‘Ballpark’ cost estimates
* General discussion around non-essential repairs etc.
* Further advice regarding specialist reports
* Further explanation of legal issues etc.
Consequently, the fees for Building Surveys to RICS Home Survey - Level 2 are lower than for Building Surveys to RICS Home Survey – Level 3.
